KWR-HOA IntroductionThe Keystone West Ranch Home Owners Association (KWR-HOA) was established to help maintain and preserve the unique character of the Keystone West Ranch and support the day-to-day and long term needs of the KWR owners. The KWR-HOA is a Colorado incorporated and registered entity. It has a five member board and 62 members/owners. The KWR-HOA manages the KWR common areas, HOA budget/reports, maintenance activities, along with the formal covenants and architectural standards for the owners. The KWR-HOA supported, private facilities include:
The pool, courts, some roads, and trash are shared with the other Ranch HOAs and Vail Summit Resorts. The KWR-HOA and its selected association property management company hire separate companies to help manage these responsibilities. As of 2022-10-01, the KWR-HOA selected , Basic Property Management (Basic Property Management) for association property management. Previously, before 2022-10-01, it was managed by Keystone Resort Property Management. The other companies that support the KWR-HOA include:

KWR-HOA PropertyTo ensure the unique, natural, and pristine character of the KWR, the founders allocated the HWR-HOA managed land in a special way: over 80% is owned by KWR-HOA itself and less than 20% is owned by individuals or LLCs. HOA MembersThe 59 KWR-HOA members own 62 parcels with 56 homes and 6 open lots (4 members own a KWR neighboring, open lot). Town of KeystoneOn February 8, 2024, The Town of Keystone, officially became Colorado's newest, home-rule municipality. Three of the four areas of the Keystone Ranch (all HOAs: Keystone West Ranch, East Ranch and Keystone Ranch) subsequently are now within the Town of Keystone.
