Terms, Acronyms, and Abbreviations 

2FA: 2-Factor Authentication.  A security method that requires two forms of evidence (aka factors) to allow access to a website or application.

Articles of Incorporation:  A formal, registered document that defines the legal characteristics of corporation (such as the Keystone West Ranch Home Owners Association, Incorporated)

Association Management Company:  A company which is contracted by the HOA to help manage the HOA and HOA properties.

Association Property Manager:  See "Association Management Company"

AV:  Association Voice.  Professional homeowner association management software to design web sites for homeowners associations.  An alternative to the WildApricot management software/service.

BOM:  Board of Managers.  the management/governing body of the Keystone West Ranch Homeowners Association.

BPM:  Basic Property Management.  The association manager for the Keystone West Ranch Home Owners Association as of 2022-10-01.  Hired by the KWR-HOA (starting in 2022-10-01)  to provide services to the HOA.

Bylaws:  A set of rules adopted by an organization for the government of its members and regulation of its affairs.

Covenants:  Written agreement between parties regarding certain use of a piece of property.  Mutual covenants among members of the KWR-HOA are promises to respect the rules of conduct or restrictions on use of property, which govern peaceful use, limitations on intrusive construction, etc., and are part of the recorded covenants, conditions and restrictions which govern development and operation.

CCIOA:  Colorado Common Interest Ownership Act.  Colorado law that defines HOA behavior.

CIC:  Common Interest Community

DRB:  Design Review Board.  A Keystone Neighborhood Company sub-group that reviews design characteristics of the Keystone West Ranch homes and property. It performs the role of Architectural and Planning Control Board as defined in the Architectural Standards and Procedures.

EMS:  Emergency Medical Services. A system that provides emergency medical care.

HOA:  Home Owners Association

FAQ:  Frequently Asked Questions.

FedEX:  Federal Express. One company that provides private package delivery to KWR.

GIS:  Geographical Information Services

KCL:  Keystone Citizens League

KES:  Keystone Emergency Services. 

KML:  Keyhole Markup Language.  KML is a XML file format used to display geographic data in an Earth browser such as Google Earth.

KNC:  Keystone Neighborhood Company.  An organization that acts as a master homeowner association in the Keystone area. It has the Design Review Board.

KOA:  Keystone Owners Association.  Keystone Owners Association is a 501(c)(4) Organization representing 62 HOA's across Keystone <https://koa.wildapricot.org/>

KRPM:  Keystone Resort Property Management.  Former association management company (pre 2022-10)

KWR:  Keystone West Ranch

KWR-HOA:  Keystone West Ranch - Home Owners Association.

CPW:  Colorado parks and Wildlife. 

PL:  Profit and Loss.  A type of financial report.

Plat:  a scale map of property boundaries. 

PUD:  Planned Unit Development.  Planned unit developments (PUDs) are site-specific zoning designations, each with its own unique set of zoning regulations.  See KWR PUD at <https://www.summitcountyco.gov/253/Planned-Unit-Developments>

Protective Covenants:  

RA:  Registered Agent.  

R&M:  Repairs and Maintenance

SC:  Summit County, Colorado

STR:  Short Term Rental.

Unit:  a defined area of land with a contiguous boundary.  The earliest plats for Keystone Ranch showed "Units" (with unique numbers) as individual parcels/lots that would be sold.  Example.  Unit 3500, Unit 3501. This unique designation was carried forward by Keystone Resort Property  Management.  On the KWR-HOA website (this site), it uniquely identifies a parcel of land (e.g. "Unit Number:  Unit 3554") and is used to create a unique, pseudo email address that is used for login ID (e.g. "Login ID:  unit3554@westranch.com")

UPS:  United Parcel Service.  Provides private package delivery to KWR.

USPS:  United States Postal Service

WA:  WildApricot Incorporated.  a Canadian Company and the Association/Membership Management software/service.   "WildApricot" is cloud-based-software as a service (SAS) providing association management.   WildApricot Inc. was purchased by Personify in 2017.

WR: West Ranch.  A term used by Keystone Resort Property Management in their reports.
